Version 2026-08-02-jm-cars-v2 · JM Mini Storage & Car Wash platform · Dealership mobility ops · Operated with RJEC estate tools
Draft operating terms for platform use. Not a substitute for a signed lease, insurance policy, or attorney-reviewed agreement. Owner and driver/renter must sign the final paper/PDF agreement before vehicle possession. Not a transferable software license for resale. Not legal advice. Network explainer for other rooftops: findyam.com/terms.html. Third-party names (e.g. Uber, Lyft, Turo) are trademarks of their owners; no affiliation is claimed.
JM Cars is a dealership and facility fleet operations system. It supports:
Not for sale as software. This site is operations tooling for JM and dealership rooftops we stand up. There is no self-serve SaaS license purchase here.
The Owner alone decides who may rent, lease, profit-share, or receive airport/park services. Listing a car does not create a right to possession. Approval requires, at minimum (for possession of a vehicle):
Owner may reject any applicant for any lawful reason, including screening results, hour capacity, inventory needs, or lot capacity for parked guest vehicles.
No vehicle may leave Owner control without proof of insurance meeting Owner requirements. Personal auto policies often exclude rideshare and peer rental use. Applicants should obtain appropriate coverage; RJEC Employer Consulting can assist at rjemployerconsulting.com. Airport rides in Owner-operated vehicles follow commercial/guest policies set by Owner. Platform may mark insurance as verified only after Owner review of documents (policy numbers / confirmations — not sensitive medical data).
Drivers (lease / profit-share / commercial operation) must complete motor vehicle record (MVR) and background screening through dot.labtestingsolutions.com when required. This platform stores only status and optional external reference IDs — not full consumer reports or Class 3 identifiers (SSN, etc.). Owner reviews screening outcomes before approval.
Renter pays listed price through Stripe Checkout. Platform fee model: Owner keeps 99% of list; renter pays list plus card processing so JM can keep 1% + card fees (“free platform” for Owner). Dealers may use rent mode for loaners, vacation units, or short-term inventory monetization.
Fixed or periodic lease amount; possession subject to insurance + screening + Owner approval.
Default split (unless agreement says otherwise): Driver 70% / Owner-platform 30% of net trip revenue after rideshare app fees. Driver may be required to work a minimum number of hours per week (e.g. 40). Exact percentages, hours, and which VINs are in the signed agreement.
Owner may offer (i) a ride to/from the airport in a fleet or assigned vehicle, and/or (ii) parking of the guest’s personal vehicle on the dealership or facility lot for a stated period. Rates, keys custody, lot location, and liability are set by Owner in writing. This is an operations offering, not airline or hotel parking franchise software.
When a customer buys a vehicle from the dealership, Owner may grant complimentary or discounted rent, loaner time, airport ride, or park-and-ride credits. Perks are Owner policy — software only tracks listings and payments when used.
Where enabled, use of a vehicle is metered by miles (odometer or reported miles) tied to the vehicle’s VIN. Charges use the IRS optional standard mileage rate for business use in effect on the log date. For 2026: 72.5¢/mi (Jan 1–Jun 30) and 76¢/mi (Jul 1–Dec 31), per IRS announcements. Mileage is billed through Stripe (Checkout or invoice). Per-mile charges may apply in addition to profit-share or lease terms if the agreement says so.
Profit-share drivers may be required to perform a minimum weekly hour commitment (example: 40 hours). Failure to meet hours may result in reassignment of vehicles, agreement termination, or other remedies in the signed agreement — not automatically processed by software without Owner action.
Card payments are processed by Stripe. Platform fees, mileage, deposits, rentals, airport, and parking products appear as Stripe Checkout Sessions or invoices. Refunds and disputes follow Stripe and Owner policy. Live mode uses live Stripe keys on the JM (or designated dealership) account.
Driver/renter returns the vehicle in comparable condition, with agreed fuel level, and is responsible for tolls, parking, tickets, and damage beyond normal wear, subject to insurance. Guests who park personal vehicles at the facility follow posted lot rules; Owner is not a bailee insurer unless a separate written agreement says so.
No illegal use; no unapproved sublease; no off-platform “hand-off” of Owner vehicles; no disabling tracking/odometer systems; no misreporting miles; no unattended keys handoff without Owner process.
Owner may suspend access and demand return of vehicles (and removal of parked guest vehicles) for breach, failed insurance, failed screening, safety risk, lot capacity, or end of program. Driver/renter must return keys and vehicle promptly.
Do not upload SSNs, full bank numbers, or full credit reports into this portal. Use partner portals for regulated screening. This system stores operational statuses and references only. Google Drive folders hold photos/docs links the Owner chooses to share — no Class 3 in Drive by policy.
Platform software is provided as an operations tool. Liability limits and indemnities are in the signed agreement and applicable law. Insurance carriers’ policies control coverage disputes. This is not sold as a transferable software license to third parties from this site.
